A 1908 brick four-flat with an 1894 coach house and a two-car garage on a corner lot in Lincoln Square, a few doors from a building Petir already renovated on the same street. Closing this autumn; the plan is a full renovation of every apartment and the coach house, then a long hold.
The six-cottage resort on Paw Paw Lake in Coloma, Michigan, bought in 2022 and rebuilt cottage by cottage, is on the market. It has run as a short-stay property since the renovation; the listing is with a commercial brokerage in Southwest Michigan.
Drawings are out for the new house in Logan Square, a four-bedroom, three-and-a-half-bath single-family with an office, built in partnership with Nexus Construction on the lot where an unfinished house was taken down. It will come to market on completion.
The three-unit building in Irving Park bought last year is in full renovation this year: new kitchens in every apartment, baths rebuilt, and the systems brought up to date before the units are re-let.
The city approved the permit set for the three-storey brick building on the Damen corridor in Ukrainian Village. The ground-floor storefront converts to a live/work unit and the five apartments above are fully renovated, with the masonry restored as part of the same job.
The seven-unit corner building in Bucktown, bought in 2024, was renovated through 2025 and is fully re-let. It is held, not sold, like every building Petir finishes.
Six units in West Town, including two coach-house apartments, taken down to the structure and rebuilt in a single phase. Bought in 2024, finished and leased in 2025.
A six-flat in Humboldt Park acquired in 2025. Rather than empty the building, the apartments are being updated one at a time as tenancies turn, so the building keeps earning while it is brought up to Petir's standard.
